In the current market we are finding that having several viewers over the course of one morning or afternoon leads to a greater sense of urgency amongst buyers and therefore helps to secure that all important sale. With our open house events we fully orchestrate the process and keep control of who is viewing and when, with purchasers having an allotted time slot and being fully registered with us.

Best Offers

Your property will be marketed with either a price range or price on application and a deadline set for any bids to be received by. We then carry out a due diligence on any offer received and discuss the offers with your before selection. You retain the right to decline any offer that you feel is not suitable. The buyer is also asked to pay a fee in place of you having to pay our commission.

This is a great way to maximise the full value of your home in a rising market.

Discrete Marketing

Invicta Estate Agents offer a discrete marketing package for clients who maybe just wish to test the market to if a buyer can be found or for clients who do not wish it to be public knowledge that they are trying to sell their house. We will market your property only to buyers looking for your type of property and will not advertise it on the internet or any other forms of advertising without your agreement. We have successfully matched many waiting buyers to vendors who have not actively marketed their property.

Accompanied Viewings

We go to great lengths to ensure that every prospective buyer is welcomed, dealt with professionally and most importantly kept updated. This is an area that we excel in, due to our company structure and local knowledge.

Preparing for viewings can take time and effort on the owners part which is why we do out best to check that all viewers are verified and qualify to view before making the arrangements.

Where possible, we recommend that we carry out the 1st viewing, as we find that potential buyers feel more at ease and will also make comments that they may not make direct to the seller.
