It’s business as normal here at Invicta Estate Agents. We are continuing to work from our offices in East Street and have continguency plans for all staff to work remotely if the need arises, giving all of our clients a seemless continuation of our renowned service.
We would prefer that your first port of call would be to either telephone (01795 591080) or email us (info@invictas.co.uk), but
should you need to visit the office, we would ask that you observe the following procedures:

1. Use our hand sanitiser upon entering and leaving the office.
2. Keep a minimum of 2 metres away from staff or other clients.

SALES

We are still conducting viewings and valuations. Prior to the appointment we are asking all clients to confirm that they have not shown any symptoms of the virus or been in contact with anyone who has. We are asking all viewers to sanitise their hands on enetering and exiting a property.

There is no doubt that during this epidemic, there will be a slow down in activity-that said life goes on and people either have to move or still make the decision to move through choice.

We are expecting the conveyancing process to take longer as solicitors work remotely from home and key people take time off due to the virus.

LETTINGS

As a precaution, we are suspending all lettings property inspections until the virus has cleared through-apart from that we intend to continue all other services as we are currently-Obviously the situation is fluid and advice by the government could change the way we work in future.

The government yesterday announced plans to prevent landlords from commencing eviction procedures, unless the tenant is at least 3 months in arrears-At the same time they announced that all mortgage lenders would have to give landlords 3 months payment holiday if it was needed. I think this is a sensible decision and we will all need to work together to get through the next couple of months.

If tenants have a shortfall in their income and think that they may struggle to pay their rent, they should firstly contact Swale Borough Council’s Housing Benefits department to find out what help theyre entitled to. We would then ask them to contact us to discuss a plan of action to get through this crisis.

For Landlords on our Platinum scheme, they will have the peace of mind of having their rent guaranteed, regardless whether the tenant is paying or not.

 

Thankfully, we own our own premises outright and I want to assure all of our clients that we are in good financial standing to see us through this episode.
