With fierce competition from other sellers, it is more important than ever to ensure that you have a well thought out marketing plan. We don’t believe that one strategy fits all properties. It is important to have a bespoke marketing plan that shows your property in the best possible light and also reaches the maximum amount of purchasers. We of course will be able to give you expert help and advice on this issue at the time of the valuation.

Elements of your campaign

Property details
As a part of our package, we will produce professional colour details that are issued to prospective purchasers, whether by hand, post or email. We will discuss options of how many photos we would recommend, how much text and how many pages these details should contain. Again we will offer our advice, but welcome any input that you may have, in designing the particulars. 

Photography

Photographs are so important in a successful campaign and should form the cornerstone of your marketing campaign. 1st impressions have a lasting impact and are now the first thing that a prospective purchaser will want to look at. They are often more important that the descriptive text of your property and as such, we will ensure that these are professional and show your property in the best possible light. We will also include as many pictures as required in your marketing campaign.

Floor plans
It is often easier for people to visualise a home if they can see a floorplan. It can also be a useful reminder on the lay-out of your home after a purchaser has viewed.

Brochures
To obtain an competitive edge over the competition, we can offer you a full coloured glossy brochure of your property.

Database of buyers/mailing list
We have a substantial list of prospective purchasers. As soon as your property is marketed with us, we will market your property to these purchasers using all means possible, including Telephone, Text and Email. We maintain an upto date database and stay in contact with all potential purchasers. We do not rely on computer generated matches to match your property to any purchaser-we physically match purchasers to your property.

Advertising
We advertise weekly in the local press. We will discuss with you a strategy for newspaper advertising. Many agents have stopped advertising in the press to cut costs and rely soley on internet marketing. We believe that a mix of internet/paper advertising ensures that your property will reach the maximum number of purchasers.

Internet
The internet has become more important over recent years in the successful marketing of a property. It is a fact that over 65% of all purchasers would have viewed the property on the internet before making a purchase. We have invested a great deal in creating a high quality-easy to use site (www.invictas.co.uk) and in ensuring that the site is ranked highly in the search engines. We are also listed on many property portals, including Rightmove-(the uks no1 property portal), Globrix and many others. This internet marketing will ensure that your property reaches its potential audience.

Office Window
Our office window display will showcase your property and encourage prospective buyers to ask for further details. In our experience, although buyers like to conduct research on the internet, they still prefer to come into the office to discuss an individual property.

For Sale Board
A sale board is an extremely useful marketing tool in advertising your property to those who may otherwise be unaware that it is on the market-for example those driving around an area doing some initial investigation, even those who weren’t thinking of moving may be attracted to your property and decide to move! It is also very helpful in identifying your property to those arriving to view.

Viewings
We would be delighted to accompany prospective buyers at your home, or you may choose to show them around yourself. If you ask us to handle viewings, apart from saving you time, we can gauge the strength of a prospective purchaser’s interest and their ability to proceed, both financially and legally.

Feedback
We will always provide you with prompt feedback after viewings to give a clear idea of how your property is perceived in the marketplace and offer you advice any alterations that we may need to make to your marketing campaign. You will find us very pro-active!

Offers and recommendations
We will verbally confirm any offers to you as soon as practically possible and will give you our advice and recommendation on the merits of each offer. We will of course follow any offer up in writing.

After your offer has been agreed
When you have agreed to sell your home to a buyer, we will engage in a pro-active role of mediating with you, your solicitor, the buyer and anyone involved in a chain. This is often an area that gets overlooked by agents-in fact some agents pass your file onto a head office or another branch to deal with this process. With our knowledge, we will ensure that your purchaser is doing the right things at the right time. We will of course keep you updated in every stage of the process.

Home Information Packs
As from April, it is a legal requirement that you instruct and receive certain parts of the HIP before your property can be marketed. We can help in this process and can help speed up this process, so that your property can be marketed within a couple of days.
We can organise a HIP from only £250 + vat.
